WEEKLY UPDATE · OCTOBER 2026

Who had the edge in the week ending Sep 26, 2026? The gauge says “Leans buyers” (64 out of 100), unchanged from last week. The main reasons: months of supply at 4.3 (higher than 4.2 a week earlier) and a price cut on 8% of listings.

What changed

  • Inventory. Months of supply at 4.3 (higher than 4.2 a week earlier); 20,777 homes were for sale in the metro area.
  • The flow of new homes. 1,573 new listings against 1,599 the week before, and 1,120 new pending sales against 1,153.
  • Reductions. 8% of listings had a price cut, about the same as last week’s 8%.
  • The rate backdrop. The Freddie Mac 30-year average was 7.03% (week of Sep 24, 2026), higher than the prior week’s 6.95%.

If you are buying

  • This is not the week to wait on paperwork: at 4.3 months of supply, a well-prepared offer stands out.
  • Reductions are showing up on about 8 in 100 listings, a reminder that asking price is where negotiation starts.

If you are selling

  • New listings ran ahead of new contracts this week. A sharp price and strong photos help a listing get noticed.
  • Ask Rudy for the sales and current listings closest to your home before you set a price.
