Common questions about how to read San Clemente market information and what to do with it.
What is the difference between median and average price?
The median is the middle price, with half of sales above and half below. The average adds up all prices and divides by the number of sales. Averages can be pulled around by a few unusual sales, so the median is often a steadier guide.
Are online home value estimates accurate?
They can be a starting point, but they are automated and cannot see condition, updates, views or the small differences that drive price. A valuation from an agent using comparable sales is usually more reliable.
Why do reports for the same month disagree?
They may use different areas, property types, data sources or definitions of the month. Check what each report covers before comparing them.
What does months of supply tell me?
It estimates how long current listings would take to sell at the current pace. Lower figures generally favor sellers and higher figures generally favor buyers, though local conditions vary.
Does a shorter days-on-market mean prices are rising?
Not necessarily. It suggests demand is strong, but it does not measure price on its own. Look at it alongside price and inventory trends.
Is the market the same across all of San Clemente?
No. Walkable areas near the pier, planned communities and hillside neighborhoods can behave differently. The best numbers are for comparable homes near yours.
How often should I check the market if I am thinking of selling?
Watching every month or two is plenty for most people. Closer to listing, your agent should give you a current, home-specific analysis.
Can you predict where prices are going?
No one can predict prices reliably. What Rudy can do is help you understand current conditions and how they apply to your plans.
Where can I get numbers for my own neighborhood?
Ask Rudy. He can pull recent sales and current listings for homes like yours and explain what they show.
Is this site giving financial advice?
No. It provides general real estate information only.
General information, not legal, tax or financial advice. Market figures change constantly and are not a guarantee of future results.
